Pan India E Auctions is operated by Hanshitha Management Services. In these terms, “we” and “us” mean Hanshitha Management Services, and “you” means anyone using the platform.

We collect publicly published auction notices from official platforms, bank websites, auction engines and newspapers; we structure them, score them for risk using our own published rules, and present them so they can be searched and compared. We also arrange optional assisted services through third-party partners.

Every listing is a summary of a source notice. The source notice, and the lender or tribunal that issued it, always take precedence over anything shown here.

• We do not run the auction, register bidders, accept bids or hold any deposit.
• We do not warrant title, possession, encumbrance status, measurements or dues. Our risk score is an opinion derived from the notice, not a legal finding.
• We do not give legal, tax, valuation or investment advice. Reports and summaries are informational, and every one of them says so.
• We cannot influence a lender's or tribunal's decision, timeline, cancellation or re-auction.

You are responsible for your own due diligence before you bid or pay anyone. Confirm terms, dues and possession status directly with the lender.

Notices are aggregated automatically and reviewed by our team before publication, but source material is frequently incomplete, amended or withdrawn without notice. We do not guarantee that a listing is current, complete or error-free, and we may correct, unpublish or re-score a listing at any time.

If something looks wrong, tell us and we will check it against the source — contact us.

You need an account to save searches, receive alerts and access subscriber content. Keep your credentials to yourself; you are responsible for activity under your account. Give us accurate contact details — we use them for alerts and account recovery. We may suspend an account that is used to scrape, resell or misrepresent our content.

Paid plans unlock additional detail on listings, such as exact addresses, lender contact details, full documents and the detailed risk breakdown. What each plan includes is shown on the plans page and may change; changes apply from your next renewal.

Subscriptions run for the stated period and do not auto-renew unless the renewal terms say so at the time of purchase. Because access is granted immediately, subscription fees are generally non-refundable once the period has begun, except where the law requires otherwise or where we have failed to provide the service.

Legal review, valuation, inspection, loan assistance and similar services are delivered by independent partner firms. We coordinate and quality-check the engagement; we do not provide the professional service ourselves and we are not liable for a partner's professional opinion. Each partner's own terms apply to their work.

• Do not scrape, bulk-download, resell or redistribute listings or documents.
• Do not share subscriber content or your login with people outside your account.
• Do not attempt to bypass gating, rate limits or access controls.
• Do not use the platform to harass lenders, borrowers or occupants of a property.

Source notices remain the property of their issuers. Our structuring, risk scoring, summaries, reports and site design are ours, and are licensed to you only for your own use while your account is active.

To the extent permitted by law, we are not liable for indirect or consequential loss, or for any loss arising from an auction outcome, a lender's process, a title defect, or a decision you took on the basis of information on this platform. Where liability cannot be excluded, it is limited to the amount you paid us in the twelve months before the claim.

We may update these terms as the product changes. The “last updated” date at the top always reflects the current version; continuing to use the platform after a change means you accept it.
